Those who have "withdrawn" from the HOA cannot "withdraw" from the lake community, and cannot "withdraw" from their responsibility to share in equitably maintaining the road. If you or others disagree with the 1% of funds devoted to other things, that's fine. I'm sure we would probably accept a "donation" of $445.50 from you, so long as it was annually paid. Failing that you are simply shirking your responsibility to your neighbors and your community. There's not another way to put it.

- Insurance companies will not insure our homes unless the road is open year-round for fire trucks. Some homeowners have been dropped due to being located where we are. Anything we can do to keep our homeowners' insurance intact is worth it. If your home is worth half a million (more or less), then the LLHOA Dues are a drop in the bucket compared to paying $$$ out of pocket to rebuild your home due to no homeowners' insurance. Everyone benefits by having the ability to buy homeowners' insurance in case their home should burn down. It does not matter if you are only here for a few months of the year, as your home must be insured for the entire year.
- The LLHOA exists for one reason: to cooperate on maintaining the road we all use. It was created for that purpose. Your parents and mine participated in the HOA for that reason. 99% of the dues go to that purpose. The other 1% goes to things we vote on and agree to such as an annual donation to the Swan Valley Quick Response unit.
- The dues amount (currently $450 annually) is based on a simple formula: the annual road maintenance costs, plus the 1% devoted to other things, divided by the number of cabin owners. The relatively few owners that refuse to pay their share simply require others to pay more. That's the bottom line,
- Like any organization, we have to set a dues amount based on our budget and then request a set amount from everyone. We can't possibly try to set a customized amount for each cabin based on how much or how little they use the road, or any other factor. (Although we have in recent years requested, and often received, a special payment from properties undergoing major construction.) And, we can't possibly get into a situation where everyone just pays what they feel like. That's the reason we don't accept minimal "contributions" such as your $100 in seven years (or whatever it is.) Doing so would diminish everyone's commitment to a fair and equitable allocation of expenses for the road we all use. Such "contributions" are simply a slap in the face to everyone who pays their share. It's like leaving a penny tip in a restaurant. If you're unhappy with the road maintenance costs, or the way it's maintained, express yourself in an adult manner by coming to the meetings and discussing it with your neighbors, or email the President or Board with your concerns or express yourself on: The Forum
